RENTING A ROOM - Here’s some helpful tips.


HOW MUCH DO YOU ASK?

Hard to put an accurate figure on this because it depends so much on size and type of the room, your house and where’s located. We would suggest about £120 per week for a medium sized twin bedroom, less if the room is small or the location not ideal, more if its bigger has extra facilities such as basin or en-suite, and if you are in an area popular holiday area or a near an exhibition or conference centre where accommodation can be hard to find when there is a show on. You can get a guide from any local B&Bs.

DO YOUR RENTERS NEED TO SIGN A CONTRACT?

This is a very good idea, so that everyone knows what to expect, and you’ve got something on paper just in case anything goes wrong. Items to be included are:

The amount of the rent per week.
When it is to be paid and how - ideally in advance or cash on day 1.
Any deposit required - particularly if payment is not up-front.
Breakages or damage - the guest is liable for these.
You, the renter, are not liable for any damage to or loss of articles owned by your guests, or for any physical injuries sustained in your property.

The contract should either be signed by your renters before they arrive or on arrival.

HOUSE RULES

It’s a good idea lay down a few simple rules so that everyone knows where they are. Typical subjects you might want to cover would include: when can your guests come and go - you don’t be waiting up too late; any rules about pets, smoking, or young children. Gay friendly households might like to make this clear. You could also set down the extent to which guests have access to other parts of the house. You might invite them into your sitting room one evening, but can they make a cup of coffee?

INSURANCE

Make sure that your contents and house fabric insurance covers you for taking in occasional paying guests.

TAX

Under the Government’s current ‘Rent A Room’ scheme you can earn up to £4250, or just over £81 per week without paying tax - in fact you don’t even have to declare it. Amounts over this will be tax deductable.
